First at all you need to duplicate layer in Photoshop layer menu with shortcut ctrl + j.

After this step go to Filter -> Stylize -> Find Edges. This filter will help you to find edges on the picture and it will remove almost all colors from the picture.

To remove all colors you need to go to Images -> Adjustments -> Desaturate

If you want to have stronger sketch effect use filter Find Edges one more time.

For the transition between sketch and original image follow these steps:

1. Add white layer mask to sketch layer

2. Select gradient tool with linear gradient and foreground to background options.

3. Click and drag mouse on the layer mask
